Project Overview

Ductless mini-splits are the go-to solution for older New England homes with additions or converted spaces that existing ductwork cannot reach. This Concord colonial is a textbook example — a gorgeous historic home with modern living needs that the original HVAC system simply was not built to handle.

The homeowner works from home full-time and needed the attic office to be comfortable year-round. The sunroom was a major selling point of the home but had become a seasonal space due to lack of heating and cooling. Rather than attempting an expensive and invasive duct extension through finished walls and ceilings, we recommended a three-zone Mitsubishi hyper-heat system.

The project qualified for substantial Mass Save incentives — $4,500 in total rebates — because the mini-split system replaces electric resistance heating (the space heaters) with highly efficient heat pump technology. The homeowner now has precise, room-by-room temperature control with a system that costs a fraction of what the space heaters were consuming.

The Challenge

A beautifully renovated Concord colonial had two major comfort gaps: a converted attic office and a sunroom addition, neither of which had any HVAC connections. The existing forced-air system's ductwork could not physically reach these spaces without major demolition. The attic office reached over 90°F in summer despite a ceiling fan, making remote work impossible from June through September. In winter, the sunroom dropped below 50°F and was essentially unusable, despite the homeowner running multiple space heaters that were driving up electricity costs and creating fire safety concerns.

Our Solution

We installed a Mitsubishi MXZ-3C30NAHZ hyper-heat multi-zone outdoor unit connected to three indoor wall-mounted air handlers. Zone 1 serves the attic office with a 9,000 BTU head, Zone 2 covers the sunroom with a 12,000 BTU head, and Zone 3 was added to the master bedroom at the homeowner's request for independent temperature control. Each zone operates with its own wireless remote and can also be controlled via the kumo cloud app on the homeowner's smartphone. The hyper-heat technology maintains full heating capacity down to -13°F, critical for Massachusetts winters. Refrigerant lines were routed through interior walls and the attic to minimize exterior visibility. The outdoor unit sits on a wall bracket to stay above snow accumulation.
